Living Next to Monaco: Cap d'Ail, Beausoleil and Roquebrune-Cap-Martin Compared

Monaco, from the French side
Monaco is two square kilometres, and among the most expensive residential markets in the world. According to IMSEE, the Principality's statistics office, the average transaction price reached €57,569 per square metre in 2025.
Three French communes share its border: Cap d'Ail to the west, Beausoleil above Monte-Carlo, and Roquebrune-Cap-Martin to the east. Each offers what is rare inside Monaco — gardens, terraces, villas, space — within minutes of the Principality, at a fraction of the price per square metre.
They are not interchangeable. Each has its own character, property and pace of life.
Cap d'Ail

Cap d'Ail sits on Monaco's western edge, bordering Fontvieille. It is the quietest of the three: a residential headland of Belle Époque villas and apartment residences set in gardens, with a coastal path that runs along the rocks to the sheltered beach at Plage Mala.
The commune has its own railway station, and Monaco is reachable on foot along the coast.
Best suited to: buyers who want calm, sea views and garden space, with Monaco a short walk or drive away.
Beausoleil

Beausoleil was built in the late nineteenth and early twentieth centuries as Monte-Carlo's hillside extension. The border runs down the middle of its streets: one pavement is France, the other Monaco. Public stairways and lifts connect it directly to Monte-Carlo below.
Property is predominantly apartments, from Belle Époque buildings to modern residences, many with views over the Principality and the sea.
Best suited to: buyers who want to live, in practical terms, in Monte-Carlo — on foot to offices, restaurants and the Casino — at French prices.
Roquebrune-Cap-Martin

Roquebrune-Cap-Martin lies east of Monaco and offers the widest range of the three. The medieval village of Roquebrune, crowned by its tenth-century castle, sits above the coast; below it, the wooded peninsula of Cap Martin holds some of the most private villas on the Riviera.
The Promenade Le Corbusier follows the shoreline around the cape, past Le Corbusier's Cabanon and Eileen Gray's villa E-1027. Carnolès beach and two railway stations complete a commune that functions year-round.
Best suited to: buyers looking for a villa, a family home or a village apartment, with Monaco on one side and Menton on the other.
The three compared
| Cap d'Ail | Beausoleil | Roquebrune-Cap-Martin | |
|---|---|---|---|
| Borders | Fontvieille | Monte-Carlo | Eastern Monaco |
| Character | Quiet residential headland | Urban, Monte-Carlo's hillside | Medieval village and private cape |
| Typical property | Villas, apartments in gardens | Apartments | Villas, family homes, village apartments |
| Average apartment price | €7,889 / m² | €7,064 / m² | €6,183 / m² |
| Average house price | €9,911 / m² | €11,470 / m² | €11,775 / m² |
| Monaco on foot | Along the coast | Directly | From the western districts |
Prices are commune-wide averages from DVF transaction data via PAP, July 2026. Prime addresses — sea-front villas, Cap Martin, buildings with direct Monaco views — trade well above them. For comparison, Monaco's 2025 average was €57,569 per square metre.
Year-round living
All three communes are lived in through the winter, not only in summer. Monaco's schools, hospital, offices and restaurants are minutes away; regular trains run along the coast to Nice and Menton; and Nice Côte d'Azur airport is reached by road, or by helicopter from Monaco.
One practical point: living on the French side means French residence, with French tax rules. Monaco residency is a separate process with its own requirements.
Buying on Monaco's border
Supply is limited in all three communes, and the best properties — particularly villas on Cap Martin and in Cap d'Ail — often change hands privately. For the purchase process, costs and timeline, see our International Buyer's Guide.
